About the American Campus Communities Mezzanine Financing Program.

ACC can help qualified developers close the gap on their projects by providing mezzanine capital at below-market rates with a purchase option or presale arrangement. ACC has a strong balance sheet and investment-grade credit ratings to secure funds for up to 95% of the development cost — with no need for outside equity, debt or approvals.

 

Flexible transaction structures, including:

  • Cash payments
  • New debt
  • Assumption of in-place mortgages
  • Issuance of Operating Partnership Units (for potential tax advantages)

ACC Financing Criteria

We are currently interested in communities that serve universities with enrollments of at least 15,000 students. Our minimum deal size for consideration is $10 million.

In addition, when considering any project or transaction, we look for:

  • Locations either pedestrian or biking distance from the university served
  • Can develop variety of product (town homes, garden-style, mid- and high-rise, mixed use)
  • Can work with developer on established development plans or work with raw land to receive entitlements
  • Ability to rezone property for desired use – land does not need to have zoning in place
    • Will consider joint-venture, presale or purchase option structures
